    Access & safety set-up

    Anchor points, harnessing, edge protection or EWP put in place before anyone gets on the roof.

  2. 02

    Debris removal

    Gutters, valleys and box gutters cleared by hand and vacuum; downpipes flush-tested.

  3. 03

    Soft wash treatment

    Low-pressure biocide applied across the roof to kill moss, lichen and algae at the root.

  4. 04

    Rinse & clear

    Controlled rinse, with dislodged growth cleared out of gutters again rather than left to block them.

Why roofs get soft washed, not pressure washed

A concrete roof tile has a factory glaze on its surface. High pressure takes that glaze off, and the tile beneath is porous — it soaks up water, grows moss faster than it did before, and degrades. On terracotta, high pressure chips edges and cracks tiles. On any tiled roof, water driven up under the laps ends up in the ceiling cavity.

Soft washing applies a treatment at low pressure and lets the chemistry kill the moss and lichen. The growth dies off and weathers away over the following weeks. It is slower to fully reveal than a pressure blast, and it is the only method that does not shorten the life of the roof.

Gutters are a maintenance issue, not a cosmetic one

A gutter packed with leaf litter and tile grit does not drain. In heavy rain it overflows back under the fascia and into the eaves, and in summer that same dry litter is an ember risk. Box gutters on commercial buildings are worse again, because a blocked box gutter has nowhere to overflow except inside the building.

We clear gutters, valleys and downpipes by hand and by vacuum, flush-test the downpipes, and send you photos of each run before and after — so you are looking at evidence rather than taking our word for it.

Working safely at height

Roof and gutter work is height work. We are fully insured, use appropriate anchor points, harnesses and edge protection, and will use an EWP where the pitch, height or access makes it the right call. For commercial buildings we can provide SWMS and insurance certificates ahead of attending.

How often should gutters be cleaned?

Twice a year for most Melbourne properties — after autumn leaf fall and again before the summer fire season. Properties under gum trees generally need it more often; commercial buildings with box gutters should be on a scheduled program.

Will cleaning damage my roof tiles?

Not the way we do it. We soft wash rather than pressure wash, precisely because high pressure strips the glaze off concrete tiles, chips terracotta and drives water under the laps into the ceiling.

How long until the moss actually disappears?

The treatment kills it immediately, but dead lichen weathers off gradually over roughly four to twelve weeks depending on rain and sun. Any method that removes it instantly is removing part of your roof with it.

Do you clean box gutters on commercial buildings?

Yes, including valleys, rainheads, sumps and overflow provisions. Box gutters are the highest-consequence gutter on any building — when they block, the water goes inside. We can quote these as a scheduled maintenance program.
